BOARD MEETINGS - Please note: In an attempt to keep our Board business meetings to a reasonable length of time, and in accordance with Florida Statute, we will be implementing the following guidelines outlined below:
Requests from homeowners to be heard at a Woodfield BOD Business Meeting will be required in writing ahead of, or upon entry to, that function in order to limit interruptions to BOD business. Please look for an agenda to be posted on our website and at the Community Pool Bulletin Board two days prior to each meeting. Based on the agenda, please submit your request to be heard during the meeting either online (email: Board@WoodfieldatHeritageOaks.org) or on the sign-in sheet available at the meeting venue. Your request must include your item of concern and whether or not it is already on the agenda. You will be allotted three (3) minutes at the meeting to address your concerns; the Board may permit more time as deemed necessary.
This is not an effort to shut down conversation; it is an effort for all to be heard in a fair and timely manner and to ensure that the Board has enough time to conduct community business before our meeting venue closes. Homeowners are always welcome and encouraged to attend BOD meetings so that your questions/concerns might be included as we review current topics and make critical decisions. Thank you for your continued support as we work toward accomplishing our collective goals as effectively and efficiently as possible.

ACRC Requests: Please remember that ACRC approval is required before your work can begin. The ACRC Committee will not process any ACRC Application that does not arrive 1 week prior to the scheduled monthly meeting. ACRC Applications that do not arrive within the 1-week deadline will be processed at the next monthly ACRC Committee meeting.
ACRC 2025 Schedule of Meetings, Wednesdays, 6:30 pm ET: Meetings are scheduled for the 3rd Wed of each month: Jan 15, Feb 19, Mar 19, Apr 16, May 21, Jun 18, Jul 16; Aug 20; Sep 17; Oct 15; Nov 19; Dec 17, subject to change. Location: West Melbourne Library (2755 Wingate Blvd, Melbourne, FL 32904).
As per FL statute, ACRC meetings are held in person to perform an adequate review. Every attempt to expedite ACRC approval will be made in case of true emergencies such as roof leak, burst pipes, fallen fence—contact our property management firm - contact info shown at the bottom of this page..
Roofing, painting, fencing, landscaping—including tree removal, hurricane shutters, permanent generators and more all require ACRC approval—even if you’re just replacing with the same materials and colors! For Application form and ACRC guidelines see the Resources - Documents tab of this website.
Submit your completed ACRC request form as per instructions on the application form (including color samples/drawings related to your application). ACRC application form is in the Documents section of this website.. You will be notified by email of the result and/or are encouraged to attend the meeting.

Update re: Heritage Oaks Blvd & Minton property (on Brookshire side) - The developer’s application to sub-divide the property into 3 lots with entrance/exits on Minton and on Heritage Oaks was approved by the City Council. The smaller lots are good for the community as no multi-story apartments or large retail stores should be able to build, now.
Currently only one lot has an active buyer who plans to build a dental office.
The driveway now on Heritage Oaks Blvd is only a “construction” driveway — the final driveway will be a bit further away from the Minton corner.
The traffic study used to determine impact on the community assumed ~80 vehicles/day accessing the Heritage Oaks driveway. Council added a stipulation that if more than 6,000 sq ft of retail and 5,500 sq ft of office is built, a revised traffic study will be conducted to assess Heritage Oaks Blvd improvements.
Community Pool is OPEN again, 8 am to 8 pm.
Rules & Regs Update - The Pool and Playground Parking Lot Rule was approved at the Aug 13 Board meeting. The updated Rules & Regulations doc is posted under Resources - Documents - Rules & Regulations. Still under consideration — the Street Parking amendment was tabled for further evaluation and will be taken up at the next Board meeting. Thank you to everyone who attended to voice your thoughts on these community matters.

Proposed Covenants Change re: Rentor Criminal Background Check is attached for early review - this will be voted on by the entire community at the October Annual meeting. (Date TBD.) Covenant Amendment.
Board and ACRC Openings - Make a positive impact on Woodfield! We have openings on both our all-volunteer Board of Directors and ACRC Committee. The Board does everything from overseeing the upkeep of the community to reviewing budget and dues, and coordinating with our management company to keep things running smoothly.
ACRC reviews homeowner requests for exterior updates/maintenance (i.e., paint, roofing & windows, landscaping and more) to ensure it falls within community guidelines.

Tresspassing Note: We have received reports that homeowners are experiencing frequent incidents of trespassing on their property by other residents of our community. Please remember that each homeowner's lot is their private property and should not be entered without the homeowner's consent. This applies to children as well as adults, so please remind your children they need permission before they enter anyone else’s yard. Failure to get consent before entering someone else’s property is trespassing, and violators are subject to arrest by West Melbourne Police Department. The police non-emergency telephone number is 321-723-9673.

If you are planning exterior work (paint, landscape, fence, etc.) ACRC approval is required. Architectural Control Review Forms have been updated to reflect the new address where forms should be sent. Please discard any older version form you may have. The form was mailed to all homeowners and is available for download from our Documents and Forms page under the Resources tab.

Pool is open 8 am to sunset. NO lifeguard on duty. Children under 16 must be supervised by a responsible person over the age of 21. If you need a pool pass for the gate, email: Waho.poolpass@gmail.com. The pool parking lot will be closed and gate pass de-activated between dusk and dawn. See our Rules section of this website for additional info.
Parking at the Pool Lot is reserved for residents using the pool or playground so they have easy access to enjoy our facilities. This is not an overflow parking lot. If you are planning a party and need overnight overflow parking for your guests, every effort will be made to accomodate you - contact the Board@Woodfieldatheritageoaks.org to request permission to use the pool lot, and indicate your event date. All other overnight parking is prohibited.
If your property backs up to the “pond,” please leave the grass a bit longer at the water’s edge. Although the grass planted over the geo-tubes is designed to be fine when covered by water, close-cropped grass can become over-stressed and die back, exposing the geo-tube fabric. Leaving the grass a bit longer is advised.
