Meeting & Event NOTICES (listed by date)
Annual Members meeting was held Oct. 13. Seven members were seated on the Board and one subsequently resigned. The Covenants amendment re: rentor background check did not achieve the 100 votes needed to pass, but has 90 days for added signatures to be collected and a door-to-door campaign will be conducted to try to get it over the finish line. (Here’s the text of the Covenant Amendment. And here’s the form to vote for/against the amendment).
Who makes up our new Board? Rod Hintz, Lisa Case and Debra Sandberg, who were on the 2025 Board. Additionally, Ted McKercher, Mike Brennan, and Joe Connors were nominated from the floor and were appointed. At the Organizational meeting that followed, the Board elected Rod Hintz to remain in his leadership role as President, Joe as VP, Lisa as Secretary and Mike as Treasurer. ACRC remains the same but Debra Sandberg dropped off after many, many years of service. Thank you to everyone on the 2025 Board/ACRC, and everyone who attended or mailed in their proxy forms, enabling the meeting to achieve quorum. (First time since 2022!) Thank you also to everyone volunteering their time to be on the 2026 Board and ACRC Committees.

Update re: Heritage Oaks Blvd & Minton property (on Brookshire side) - The developer’s application to sub-divide the property into 3 lots with entrance/exits on Minton and on Heritage Oaks was approved by the City Council. The smaller lots are good for the community as no multi-story apartments or large retail stores should be able to build, now.
Currently only one lot has an active buyer who plans to build a dental office.
The driveway now on Heritage Oaks Blvd is only a “construction” driveway — the final driveway will be a bit further away from the Minton corner.
The traffic study used to determine impact on the community assumed ~80 vehicles/day accessing the Heritage Oaks driveway. Council added a stipulation that if more than 6,000 sq ft of retail and 5,500 sq ft of office is built, a revised traffic study will be conducted to assess Heritage Oaks Blvd improvements.
Rules & Regs Update - The Street Parking amendment was briefly discussed at the Oct 13 Board meeting but will be tweaked further to include handling of boats/RVs and so on and will be taken up at the next Board meeting. (See Rules & Regulations for current R&Rs.)
Tresspassing Note: We have received reports that homeowners are experiencing frequent incidents of trespassing on their property by other residents of our community. Please remember that each homeowner's lot is their private property and should not be entered without the homeowner's consent. This applies to children as well as adults, so please remind your children they need permission before they enter anyone else’s yard. Failure to get consent before entering someone else’s property is trespassing, and violators are subject to arrest by West Melbourne Police Department. The police non-emergency telephone number is 321-723-9673. Also, cameras have been upgraded in the front gate and pool parking lot for improved security.

If your property backs up to the “pond,” please leave the grass a bit longer at the water’s edge. Although the grass planted over the geo-tubes is designed to be fine when covered by water, close-cropped grass can become over-stressed and die back, exposing the geo-tube fabric. Leaving the grass a bit longer is advised.
